Stavbno zemljišče ID znak parcele 672 208/1, 672 799/17 in 672 217/3 ležijo v naselju Smolnik pri Rušah, pod Pohorjem. Po trenutni namenski rabi je zemljišče za turizem, ki pa se nahaja v območju mešane rabe - meji na območje proizvodnih dejavnosti in območje centralnih dejavnosti. Skupna površina je 16.458 m2. V pripravi so spremembe in dopolnitve Občinskega prostorskega načrta (OPN), ki po informacijah občine predvideva spremembo namenske rabe in sicer pretežnega dela zemljišča v IP – površine za industrijo, kar lahko predstavlja spremembo prodajnih pogojev.

Prodajalec bo končno ponujeno neto ceno nepremičnin, ki so obdavčene z DPN, sam pa jih je pridobil v sistemu DDV, povišal za popravek odbitka vstopnega DDV, ki bo nastal ob realizaciji prodaje izven sistema DDV tistim kupcem, ki nimajo pravice do odbitka celotnega vstopnega DDV, v skladu s 45. členom ZDDV-1.
