Parkirna hiša se nahaja v bližini centra mesta in neposredni bližini glavne avtobusne in železniške postaje.Parkirna hiša Metelkova je ob zdravstvenem domu Metelkova ter ob Metelkova mestu, avtonomnem kulturnem centru. Nad parkirno hišo je prav tako večje število bivalnih nepremičnin. Parkirna hiša je dobro zasedena, delno z mesečnimi ter delno z urnimi obiskovalci. Ugodna lokacija in vedno večje povpraševanje po najemu parkirnih mest pa ponuja možnosti še večje zasedenosti oziroma potenciala v prihodnje.

Prodajalec bo končno ponujeno neto ceno nepremičnin ki so obdavčene z DPN, sam pa jih je pridobil v sistemu DDV, povišal za popravek odbitka vstopnega DDV, ki bo nastala ob realizaciji prodaje izven sistema DDV tistim kupcem, ki nimajo pravice do odbitka celotnega vstopnega DDV v skladu s 45. členom ZDDV-1.

The parking spaces have access from Metelkova Street and are arranged in I. and III. basement of the Metelkova parking garage. 306 parking spaces and some storage areas are available in this parking garage.

There are two parking lots for sale according to the procedure of collecting non-binding offers:

  • Lot 1, which represents 208 parking spaces, storage and other areas on the 1st floor, advertised price EUR 2,600,000 + related tax;
  • Lot 3, which represents 98 parking spaces, storage and other areas on the 3rd floor, the advertised price of 1,450,000 EUR + related tax.

The parking garages is located in the vicinity of the city center and directly adjacent to the central bus and railway station. The Metelkova parking garage is located near the Metelkova community healthcare center and is adjacent to the Metelkova Urban Culture Center. There are also a large number of residential properties located directly above the parking garages. Parking garage is well-frequented, partly by prepaid leaseholders and partly by visitors paying per hour. The attractive location and growing demand for renting parking spaces opens up a number of opportunities for increasing the number of visitors or optimizing the utilization of existing capacities.

A seller will increase its final net price, which has been set for a property taxed by a real estate transfer tax and acquired by the seller under the VAT system,  by an adjustment for the deduction of the input VAT which will arise when making the sale outside the VAT system to those buyers who are not entitled to deduct the full amount of the input VAT in accordance with Article 45 of the Value Added Tax (ZDDV-1).
