Večja stanovanjsko poslovna hiša zgrajena leta 1999 stoji na parceli št. 568/4 k.o. 676 - Pekre. ID znak  stavbe 676-1378. Skladno z GURS podatki je površina stavbe 720 m2 neto tlorisne površine ter 590 m2 uporabne površine.  Hiša ima v nadstropju deloma urejeno stanovanje, v pritličju se nahaja skladišče in delavnica. V kleti je deloma urejen poslovni prostor in skupna kurilnica za celotni objekt. Ogrevanje in voda sta urejena skupaj (zemeljski plin), elektrika je ločena za poslovni del in stanovanje. 

Na isti parceli stoji še starejši objekt (po podatkih GURS je leto izgradnje 1950), ID znak 676-989, ki je predviden za rušenje. Neto tlorisna površina tega objekta je glede na GURS podatke 60 m2. 

Stanovanjsko poslovna hiša ima pridobljeno gradbeno dovoljenje, pri čemer pa ima zgrajena stavba večje dimenzije kot izhaja iz gradbenega dovoljenja. Reševanje problematike potencialno neskladne gradnje stavbe v celoti prevzema kupec/bodoči lastnik nepremičnine na svoje stroške, brez kakršnihkoli zahtevkov do DUTB.

Parcela 568/4 k.o. 676 - Pekre, na kateri stojijo navedeni objekti je v lasti DUTB (1/1), vendar je obremenjena s hipoteko podjetja EOS KSI d.o.o.. Prodajalec (DUTB) in hipotekarni upnik (EOS KSI) sta že sklenila dogovor na podlagi katerega bo EOS KSI brez dodatnega doplačila s strani kupca izdal izbrisno dovoljenje za vpisano hipoteko. 

Poleg parcele na kateri stoji hiša je predmet prodaje še 521 m2 veliko sosednje stavbno zemljišče parcelna številka 568/27  k.o. 676 - Pekre, ki je prosto bremen.

Nepremičnina se prodaja kot celota obeh parcel (568/4 in 568/27) skupaj. Oglaševana cena je sestavljena na način, da cca 77% oglaševane cene predstavlja vrednost parcele 676-568/4 na kateri stoji stavba, kjer se bo obračunal 2% DPN. Cca 23% oglaševane cene pa predstavlja nezazidano stavbno zemljišče oz. parcela 676-568/27, kjer se bo obračunal 22% DDV.

Nepremičnina se nahaja na robu zelenega pasu, pod vznožjem Mariborskega Pohorja, 10 minut hoje do vznožja smučišča in vzpenjače. Stanovanjska soseska v kateri se nahaja je urejena. Najbližji trgovski center je oddaljen 1km, center mesta Maribor z vsemi javnimi inštitucijami pa manj kot 10 km.

Prodajalec bo končno ponujeno neto ceno nepremičnin ki so obdavčene z DPN, sam pa jih je pridobil v sistemu DDV, povišal za popravek odbitka vstopnega DDV, ki bo nastala ob realizaciji prodaje izven sistema DDV tistim kupcem, ki nimajo pravice do odbitka celotnega vstopnega DDV v skladu s 45. členom ZDDV-1.

 

A large residential and business house built in 1999 stands on land plot no. 568/4 k.o. 676 - Pekre. Building ID  sign no 676-1378. According to GURS data, the building area is 720 m2 of net floor surface and 590 m2 of usage surface. The house has a partly furnished apartment on the first floor, a warehouse and a workshop on the ground floor. In the basement there is a partially arranged business space and a common boiler room for the entire building. Heating and water are arranged together (natural gas), electricity is separate for business and apartment.

On the same plot there is an older building (according to the GURS, the year of construction is 1950), ID sign no 676-989, which is planned for demolition. According to GURS data, the net floor surface of ​​this building is 60 m2.

The residential and business house has obtained a building permit, but the constructed building has larger dimensions than the one obtained from the building permit. Resolving the issue of potentially non-compliant construction of the building is entirely the responsibility of the buyer / future owner of the property at his own expense, without any claims against the BAMC.

Land plot 568/4 k.o. 676 - Pekre, on which the said buildings stands, is owned by the BAMC (1/1), but is encumbered with a mortgage by EOS KSI doo. The seller (BAMC) and the mortgagee (EOS KSI) have already concluded an agreement on the basis of which will EOS KSI issue an cancellation permit for the registered mortgage at no additional charge by the buyer.

In addition to the land plot on which the house stands, the subject of sale is another 521 m2 adjacent building land, parcel number 568/27 k.o. 676 - Pekre, which is free of burdens.

The property is sold as a whole of both plots (568/4 and 568/27) together. The advertised price is composed in such a way that approximately 77% of the advertised price represents the value of the plot 676-568 / 4 on which the building stands, where 2% VAT will be charged. Approximately 23% of the advertised price is undeveloped building land or. plot 676-568 / 27, where 22% VAT will be charged.

The property is located on the edge of the green area, at the foot of Mariborsko Pohorje. 10 minutes walk to the foot of the ski slope and cable cabine.
