Bohinjska Bistrica, starejša stanovanjska hiša, del stanovanjskega dvojčka na robu naselja.
Hiša, ki jo prodajamo predstavlja posamezni del stavbe, ki je urejena kot stavba v etažni lastnini z dvema deloma stavbe. Del stavbe, ki ga prodajamo pa je dejansko v funkciji kot samostojna enota, sicer v stanovanjskem dvojčku, a z lastnim vhodom ter priključki.
Prvotna stavba je bila zgrajena okoli leta 1870 in je bila večkrat prenovljena. Zadnja večja dela so potekala med letoma 1970 in 2006, ko so bile nameščene nove strešne betonske valovite strešne plošče in žlebovi z odtoki.
Hiša oz. predmetni del stavbe obsega:
1) v pritličju - predsobo s stopniščem, dnevno sobo (»hiša« - kmečka soba s kmečko pečjo ), kuhinjo z jedilnico, kopalnico z wc-jem ter dve shrambi, skupaj 75 m2 površine,
2) v mansardi – vežo, štiri (4) sobe, kopalnico z wc-jem ter balkon s krasnim pogledom na Triglavom in sosednje vrhove Alp, skupaj 79 m2 ( od tega balkon 7 m2),
3.) hiše je deloma podkletena, tam je shramba v izmeri okrog 8 m2.
Zemljišča ob stavbi je malo, skupaj s stavbiščem okrog 210 m2, dovolj pa za parkiranje enega vozila, vendar pa se za hišo nahaja lastniško urejeno zemljišče - zelenjavni vrt in zelenica, v izmeri 172 m2 – kot je označeno na priloženi skici.
Hiša je glede na starost v solidnem stanju, seveda pa jo bo potrebno popolnoma obnoviti oziroma prilagoditi na današnje pogoje bivanja. V hiši je možno urediti dve bivalni enoti.
Hiša stoji v urejenem stanovanjskem naselju imenovanem Pod Rebrom, pod smučiščem Kobla. Do Bohinjskega jezera je le nekaj minut vožnje z avtom, toliko tudi do smučišča in tekaških prog v Boh. Češnjici, 10 minut hoda pa je do smučišča Kobla, ki je letos po daljšem obdobju ponovno obratovalo.

The house for sale is an individual part of the building, which is arranged as a building in a two-storey ownership with two parts of the building. The part of the building we are selling actually functions as a separate unit, albeit in a semi-detached house, but with its own entrance and connections.
The original building was built around 1870 and has been renovated several times. The last major works took place between 1970 and 2006, when new roof concrete corrugated roof slabs and gutters with downspouts were installed.
The house or part of the building comprises
1) on the ground floor - entrance hall with staircase, living room ("the house" - a rustic room with a rustic stove), kitchen with dining room, bathroom with toilet and two storerooms, total area 75 m2,
2) in the attic - entrance hall, four (4) bedrooms, bathroom with toilet and a balcony with a beautiful view of Triglav and the neighbouring Alpine peaks, total area 79 m2 (of which balcony 7 m2),
3.) The house has a partial basement, there is a storage room of about 8 m2.
The land next to the building is small, together with the building site of about 210 m2, but enough to park a car, but behind the house there is an owner-managed land - vegetable garden and lawn, measuring 172 m2 - as marked on the attached sketch.
The house is in good condition for its age, but obviously needs to be renovated or adapted to modern living conditions. With a relatively simple intervention it is possible to create two living units in the house.
The house is situated in a well-kept residential area called Pod Rebrom, below the Kobla ski resort. Lake Bohinj is only a few minutes away by car, as are the ski slopes and cross-country trails in Bohinjska Češnjica. The Kobla ski resort, which reopened this year after a long closure, is a 10 minute walk away.
